Close-in development is heading South

Joining Chicago's residential boom is the Near South Side, where development is gaining steam along the streets beyond the shadows of Loop high-rises.

The latest project is Dearborn Village at 18th and State Streets. Snitzer Homes Inc. plans to build a total of 200 brick rowhouses. Preconstruction prices range from $124,900 to $179,900, with one-car garages included. The two- and three-bedroom units will have balconies or patios.

The seven-acre property was previously covered with a junk yard. Now that has been cleared, and a landscaped sales center has been built. Inside is a full-size model of the first floor of a two-bedroom unit, plus a typical master bath.

When completed, the 11-block development will be encircled by a wrought-iron fence. Access to the inner driveways will be by a card-key system.

"A new police station is planned for construction just north of Dearborn Village. That should give residents an additional feeling of security," said Thomas Snitzer, president.

He added that ground will be broken this fall, with the first deliveries next summer or fall.

Most of the homes will overlook 50- to 60-foot-wide landscaped courtyards between the buildings. Each unit will have $4,000 of landscaping, according to Snitzer.

Because of the pitched roofs, buyers can select an optional skylit loft on the second floor. The tab for the 18 1/2-by-11 1/2-foot space is $11,000.
